Four hundred twenty-two residences in a forty-six-story Arquitectonica tower on the south bank of the Miami River, by Newgard Development Group and Two Roads Development, with interiors by Matthew Goodrich and The Standard's own design studio. A rooftop pool above Biscayne Bay, a wellness spa, bowling alley and screening room on the tenth floor, Avra Estiatorio on the river, concierge run by The Standard Hotels team — and Rental Flex, which lets you lease from thirty days, up to twelve times a year. The tower topped off in January 2026; the developer lists delivery in 2027. Forty-seven residences are listed on the June 2026 price sheets, from $585,000. Private viewings with Sean Paul, in English or Spanish, at the sales gallery or on Zoom.

The private viewing · sales gallery or Zoom

What happens when you book a viewing

No sales floor, no group tour. A sixty-minute private viewing at the sales gallery on SW 8th Street — or a thirty-minute Zoom walkthrough — built around your budget, your timeline and how you plan to use the residence: live in it, rent it on the thirty-day program, or both. Forty-seven residences are listed; every one is priced on this page.

Two differentiators

Hotel service at home. Rent it on your terms.

  • Rental Flex. The developer's rental program allows leases with a thirty-day minimum, up to twelve times a year — fewer empty months than an annual lease, far less turnover than nightly rentals, and no mandatory third-party operator taking a cut.
  • Concierge by The Standard Hotels team. Housekeeping, dry cleaning, car service, boat charters, pet care, personal IT, preferred event tickets, spa scheduling and while-you're-away assistance — ordered on demand, run by the hotel team, not a call centre.
  • Friends With Benefits. Every resident is enrolled in The Standard's membership programme, with up to 25% off room rates at Standard hotels worldwide — a brand that joined Hyatt's Lifestyle Group in October 2024.
  • Avra Estiatorio on the river. The Greek seafood house opens at the base of the tower, with a signature restaurant and bar with outdoor seating on the ninth floor — the dining room downstairs is the one everyone else needs a reservation for.

Rental rules and programme terms are as described in the developer's marketing and are governed by the condominium documents; confirm them with the developer during your viewing. No rental income, nightly rate or return is represented on this page.

    How buying works here

    20 · 5 · 10 · balance at closing

Thirty-five percent of the purchase price is deposited across the first six months; the balance is due at closing. The tower topped off in January 2026 and the developer lists delivery in 2027 — this is a construction-stage purchase with the building already standing, not a groundbreaking wait. Florida law gives you a fifteen-day rescission period after signing. Run the schedule on the residence you actually want.

Deposit structure per the developer's Deposit Schedule; the 65% at closing is the balance after the three deposits. Subject to change and to your purchase agreement. The developer confirms delivery timing at your viewing.
